PROJECT MANAGEMENT

Your facility project will require expertise in tenant improvement construction, furniture procurement, managing technology vendors & movers. Your budget for the facility relocation or remodeling—financial plan also needing project management assistance—may not include money for a professional Project Manager (“PM”). Tenant Advisors will underwrite the costs of your PM provided your lease or purchase is for 10,000 SF +, and you choose from our preferred PM’s. Your Project Management ‘deliverable’ will include:
- Transaction Support
- Vendor Oversight & Coordination
- T.I. Construction Management
- Relocation & Project Management
Transaction Support
- Determine timeline & set milestone dates
- Evaluate alternative facilities, provide analysis & recommendations
- Identify design, construction & move challenges & solutions
- Critique workletter; support Tenant Advisors in T.I. negotiations
Vendor Oversight & Coordination
- Qualify your furniture, technology & move needs
- Prepare RFP’s for furniture & telco vendors
- Review & evaluate RFP responses; make recommendations
- Negotiate contracts with service providers on your behalf
- Coordinate furniture & telco installation & movers
T.I. Construction Management
- Define construction obligations of landlord and your team
- Conduct construction meetings, publish minutes
- Monitor & coordinate architect & contractors
- Identify contingency plans as necessary
- Report to tenant on all meaningful construction events
Relocation & Project Management
- Verify progress of final improvements, furniture & technology installations & move
- Audit & reconcile invoices; approve payments to vendors
- Produce final budget summary
- Prepare move-in punch list; resolve & complete outstanding items
